SERVICES Building Inspections The purpose of a Building Inspection is to provide advice to you, the prospective purchaser/seller, with regard to the general condition of the property, with type and age of the dwelling considered. The inspection shall comprise of a visual, verbal and written assessment of the property to identify major and minor defects. Realistically, we help you form an opinion regarding the general condition of the property, whether good or bad, at least you should know! Accessible and Non-Accessible Areas An Australian Standard Building Inspection should include those parts of the property as agreed between owner, client and inspector. The inspection only covers areas which can be easily and safely inspected without injury to person or property; which are not restricted by obstructions; which are up to 3.6 meters above ground; and where the minimum area of accessibility is not less than 600mm high or wide (e.g., in roof and sub-floor spaces). Where these clearances are not available, only areas within the inspector’s unobstructed line of sight and within arm’s length are included. Timber Pest Inspections The purpose of a Timber Pest Inspection is to provide advice to you, the prospective purchaser/seller, with regard to timber (including structural) pest damage, active or non-active timber destroying insects, and areas which may be conducive to future timber pest issues. The inspection shall comprise of a visual, verbal and written assessment of the property to report the detection of wood destroying pests (such as termites, borers, fungal decay, etc.) and potential timber pest issues.
