Regardless of the age of your prospective home, a comprehensive property inspection by a qualified representative will help to make that decision less of a nightmare and more of a dream. Selling a home can be just as stressful. After the constant inconvenience, cleaning, tidying and garden maintenance, dont be caught out by faults or problems discovered by a prospective buyers inspection. Be prepared by having your own inspection prior to marketing your home. You will have had an opportunity to rectify any potential defects that may precipitate an offer being withdrawn, thereby avoiding disappointment. We will deliver a comprehensive written report within 3 working days of inspection. Pre Purchase / Selling Inspections and New Home Pre Handover Inspections A pre purchase inspection should be one of the 'subject to' conditions when making an offer on a property. Whilst you have an opportunity, and in fact are welcome to attend at the time of the inspection, it is not mandatory and we can arrange for it to be undertaken directly through the real estate agent. The inspection is VISUAL only. No structure will be manually probed or tampered with, no furniture or floor coverings will be moved or lifted. Shrubs, trees or garden beds will not be disturbed. There are restrictions on the maximum height of a structure that can be inspected, coupled with reasonable access criteria to roofs and subfloor areas as set out by the Australian Standard. However, not withstanding, we shall, to the best of our ability, conduct a thorough and comprehensive inspection of roof and roof spaces, sub access areas, interior and exterior appearance and out buildings. The inspection and subsequent written report will take into account prevailing weather conditions, age of home and normal wear and tear. Unit or small home up to 12 sq. $250 12 - 25sq. $300 over 25sq. $350 All prices are inclusive of GST. Multiple dwellings - price on application. There may be a travel surcharge for some areas. New Home Progress Inspections This is important for those building a new home through a recognised building company. At every stage of construction a house should be visually sound. It maybe constructed to 'code' but the workmanship is 'as rough as guts'. We will assess whether your home is being constructed in a tradesman like manner and whether accepted trade practices have been followed. This inspection does not take the place of mandatory council inspections required by your builder and does not comment on adherence to current Australian Standards. We will however comment on whether you can feel secure that your builder takes pride in his work and whether that progress payment should be forwarded!
