We can offer a professional Service which covers all your Building Surveying Works when you need an Independent Building Surveyor Practitioner Registered as a Contractor. We will be able to provide certifications for proposed building works anywhere in Western Australia. We cover most of the Metro area, as well as East to York, South to Bunbury and will carry out a detailed inspection as per your requirements, and prepare a written report setting out in plain English the conditions we find in the property and any recommendations. This is all carried out to the Australian Standard. Inspections of properties in other areas of Western Australia can be arranged accordingly. OUR SERVICES Building Certifications As prescribed by the Building Act 2011, any Certified Application for any Permit shall submitted in the prescribed manner to the Local Authority and must be accompanied by the appropriate Certification issued by an independent Building Surveyor Practitioner Registered as a Contractor as prescribed by the Building Services (Registration) Act 2011 and by the Building Act 2011. These Certifications are mandatory for all Buildings and the Certifications are often required by some Local Authorities for Unauthorised Building Works (carried without Building Permit) either constructed on Residential or Commercial Properties. Consultancy and Assistance Our Company provide professional assistance for Planning/Building Applications to be lodged to the local Authority. We will assist you for either Commercial or Residential applications for proposed, existing and/or unauthorised building works. Under construction inspections We will provide a supervisory service during the construction of your property, liaising with your Builder, or if you are an Owner/Builder with the Sub-contractors. We will advise you if problems have been discovered and we will provide our recommendations for rectification of defects and improvements. Practical completion reports We will give a detailed report with any defects listed to allow you to make those final payments with confidence. Pre-purchase inspections After a complete inspection of a property, we can give you advice as to likely costs of any rectification work which may be needed. This allows you to make a realistic offer with confidence. Reports prepared to Australian standard We prepare this in plain English and we will explain in detail any Technical terms you are not aware of. We prepare our report to the Australian Standard but bearing in mind that not everyone is a Registered Builder. We can advise on dividing fence requirements as per the Act 1961 and assist with applications and submissions to your neighbors. Dilapidation Report We will provide a detailed report with any defects listed to allow you to engage the right Professional Services and to make the necessary remedial works in order to reinstate the building in livable conditions and in compliance with the relevant Legislations.
