ABOUT We have 40 years experience in the building industry having been property developers and owner operators of the successful construction company Mile End Constructions which included part-time pre-purchase inspections before engaging fulltime as a building consultant. We have extensive hands-on experience in all aspects of construction. We are no longer engaged in the business of construction and have no direct affiliation with builders or suppliers, subcontractors, agents, vendors or tradespeople and therefore provides honest, independent and unbiased reports. Our focus is on our clients and we act for you. SERVICES Pre-Purchase Inspections A pre-purchase building inspection is carried out on behalf of the purchaser prior to purchasing or bidding for a house at auction to identify major defects and ensure the house is structurally sound. Although all areas are inspected it is not necessary to report on each item. The report lists defects only rather than reporting items which are in an acceptable condition. EXTERIOR Walls Bulging, verticality, cracking, brick fretting, mortar eroding, damp, damp-proof course, flashings, weep holes, vents, window sills, mouldings. Framing Verticality, alignment, cracking, sagging, corrosion, decay. Lintels Sagging, corrosion, cracking. Balcony, decks, verandas, pergolas Flashings, bracing, attachment, balustrades, claddings, safety issues, decay. Roof exterior Cladding broken, rusting, loose, nails popping, flashing, skylights, flues, valleys, guttering, downpipes, eaves, fascias, barges, gables. Stairs Handrails/balusters, stringer, treads and risers, newel post, structure integrity, safety issues. Site Paving cracked or undulating, water run off, retaining walls, sheds, garages, fencing. Swimming pool fencing Presence, self closing and self latching gate. INTERIOR Ceilings and walls Bulging, sagging, nails popping, defective lining, cracking, damp, drummy plaster, distortion, verticality, cornices. Floors Squeaky or springy boards, decay, significantly out of level, damp, cracking, surface damage. Doors and windows Putty and seals, broken glass, operation, hardware, water staining, corrosion, binding doors, loose or badly fitted, decay. WET AREAS INCLUDING KITCHEN General Floor grades, floor waste, cistern and pan cracking, stability of fixtures, bath damage, chips, corrosion, sealants, shower leakage, shower screen, vanity damage, sink, trough, basin damage, ventilation. Tiling Drummy, cracked, loose, grout and silicon. ROOF SPACE Roof covering, roof framing, deterioration, inappropriate modification, sarking, insulation, debris, party walls. Visual inspection on the condition of electrical wiring. SUBFLOOR SPACE Bearers and joists, framing, piers/stumps. Drainage, ventilation, damp, rusting, spalling, antcaps, suspended concrete floor deterioration, cracked/leaking pipes, debris. PLUMBING Water supply to be turned on and taps operated, cistern flushed, leaks, water hammer, pipes banging. ELECTRICAL Smoke detectors - physical presence only No testing (Limited to location and number installed) Safety switch (RCD) - physical presence only.
