As founder of Bay Property Inspections, I am passionate about property and I have owned, renovated and developed properties for over 25 years. I also possess industry experience and knowledge from owning and running highly successful property renovation and repair businesses across multiple building trades for many years. The value proposition to our clients is that we deliver professional services with an impartial inspection supported by comprehensive and detailed reports with photographs that comply with Australian Standard AS4349.2007. Handover Defect A Handover Defect Inspection will involve a comphrensive assessment of the property to ensure all work is completed and where defects are noted they are included in the report with colour photos and recomendations for rectification. Timing of this inspection is preferrable before occupation and final payment to the Builder. Unfortunately many newly constructed or renovated properties are not completed to relevant Building Standards with the necessary quality assurance. A Handover Defect Inspection will provide an assessent and independent findings on what may be needed to complete the work as intended and expected in the original contract. Pest A Pest Inspection also commonly known as a Timber Pest Inspection and it will assess four critical areas of a property and include those findings in the final report to clients. Subterranean Termites or evidence of termite activity and damage. Any evidence of previous or current termite treatments. Timber borers or evidence of timber borer activity and damage. Wood rot (wood decay fungi) damage in timber. Any conditions that may be conducive to Termite attack or wood rot. The Pest Inspection will take on average between 1 to 1.5 hours to complete. The Pest Inspection will include roof void, sub floor area, concrete slab, internal areas, external structures and grounds. Premium Building Our Premium Building Inspection report complies with Australian Standard AS4349.1-2007. The report will contain separate inspection parameters in categories and provide an assessment and comments for each inspected paramater in a plain English and common sense apporach. Our reports do not contain complicated and confusing Building Code references. Our reports contain multiple colour photos for client review. The comprehensive report will on average be 30 plus pages in total. Premium Building and Pest Our combined Premium Building and Pest Inspections are discounted as a package to clients requesting both reports. Standard Building Our Standard Building Inspection report complies with Australian Standard AS4349.1-2007. The report will contain separate inspection parameters in categories and provide an assessment and comments for each inspected paramater in a plain English and common sense apporach. Our reports do not contain complicated and confusing Building Code references. Our reports contain multiple colour photos for client review. The comprehensive report will on average be 25 plus pages in total.
