Why use Canberra Granny Flat Builders Since the ACT Government changed the laws in the ACT relating to secondary residences we have been working with many clients to design, approve and build their ideal project on site (not shipped and dropped by crane). We believe that we have designed, planned and built more secondary residence under the new laws and regulations than any other builder – and we would also love to help you. We manage the entire system on your behalf and we custom design and build onsite and always comply and exceed Australian Standards and laws. Our fixed priced HIA contract means that there are no hidden costs after the project commences. The Process STEP 1: SITE VISIT We will meet you onsite to discuss your needs and objectives, as well as to obtain the details we need to prepare a Planning Assessment Report for you. STEP 2: REPORT Within 7 days of our site visit, we will email you our free Planning Assessment Report. The report will advise, with guaranteed 95% accuracy, if your granny flat or studio (secondary residence) can be legally built on your property. It will also outline the conditions which may apply. STEP 3: PLANS If you wish to invest in obtaining designs, our professional design consultant will work with you on your preferred options for floorplans, style and functionality. Within 28 days, we will provide 3 alternate designs for your consideration. This process will generally require an investment between $1500 and $3000, depending on the complexity of your preferences. These designs will be yours to keep, even if you decide against proceeding to build through us. STEP 4: AGREEMENT If you proceed to build we will provide a fixed-price Housing Industry Association (HIA) contract. We will manage the approvals, delivery and construction of the approved project.
