Re-stumping, re-blocking, and underpinning have one thing in common – they are related to the foundations on which the structure of a house rests, this is vital to having a safe, strong level house for a very long time. When discussing your Relocking and Underpinning problems we will ask lots of questions and listen carefully to ensure a full understanding of the job at hand. With more than 15 years of industry experience, comprehensive services and start to finish accountability you can rest assure knowing your property is in more than reliable hands. SERVICES RE-STUMPING/RE-BLOCKING Re-stumping and re-blocking subsequently mean the same thing, however it is commonly known as re-stumping. Re-stumping is the procedure of replacing old timber stumps with new concrete stumps; it is the process of resetting the foundation and levels of the house. On the surface your stumps may appear perfect, but underlying damage occurs below the surface causing timber rot and distorted structure. This can have great effects on structural integrity. UNDERPINNING We will advise you on the process which is most suited to your house along with the guidelines of a structural engineer. The engineer will examine the property to determine the structural movement which needs to be fixed. As well as the soil test the engineer will then recommend the extent of underpinning required, including identifying the founding depth of the underpin, the size of the underpin, and the number of pins required to repair the structure. The structure may be stabilized only, or may include raising the structure to its original level. We can then provide you with a free quote for the work that the engineer has specified. LEVELING AND OTHER SERVICES Leveling is the raising of floor and wall areas of a building, your home may already have concrete stumps or brick piers which have become out of level. This can be fixed by raising the house and lifting to level in addition to packing the stumps or piers. This is known as a “lift-and-pack” or “jack-and-pack”. The packing material used is a high stress grade plastic, and is available in a variety of thicknesses to suit differing jobs. Lifting and packing is the process of restoring the original levels of a floor or wall, which has changed due to timber shrinkage, brick movement or soil shrinkage, in homes or buildings that have already have sufficient foundations. This process involves the use of hydraulic jacks to lift the floor and walls, and then use structural packers to fill the gaps between the bearer and the stump. Leveling is also often necessary after a burst water pipe or flood damage. CONTACT US TODAY FOR A FREE QUOTE!
