J.A.Design & Drafting is a small Building Design Practice that works closely with our clients to ensure that their dreams are met with aesthetic and practical results. We specialise in "One Off" additions and alterations or new home designs in the residential market. J.A. Design & Drafting believe that there is a difference between a "House" and a "Home" and will help you to design a house to sell or invest in your dream home to raise a family and will base our brief and concept around this. No matter what your needs be, whether you engage us to create a stunning sketch design with 3D Perspectives for your project or utilise our services right through to overseeing the lodgement of documentation. We offer you a friendly helpful service, through understanding your lifestyle, priorities and the value of each design. "A picture tells a thousand words" therefore every concept drawings incorporates external 3D perspectives with the floor plan layout. SERVICES Consultation Depending on what type of project you are thinking of undertaking, an appointment will be made with you and the designer for an on-site meeting. During this time the Designer can take site measurements, determine if a survey will be required, take photographs and discuss with you in detail what your requirements are for your design/alteration. From here, a quote and client brief based on the information you have provided will be forwarded to you within 7 days of the appointment for you to review and accept. Concept Design Based on the Client Brief and local council requirements, a preliminary Concept Plan (Site Plan, Floor Plan and 3D Perspectives) will be produced and a copy forwarded to you for your perusal. At this stage revision and changes are possible, J.A.Design & Drafting provide 2 separate design developments to the plans within the scope of the Client Brief. Developed Drawings Once the concept plans have been modified and an overall design solution reached, the drawings will then be increased to indicate finishes, building materials and so forth (Site Plan, Floor Plan, Elevations, Section and 3D Perspectives). 3 Sets of plans will be provided to you at this point to obtain preliminary quotes from builders, plumber, engineers and Private Building Certifier. Other Consultants Surveyor Preparation of contour, the location of trees, street details, etc are prepared by the Surveyor. A survey is necessary to determine the number of things, including cut and fill. Structural Engineer Design and/or Certification of footings and slabs, steel beams, bracing & tie downs, structural systems are required to be determined by an engineer. Geotechnical Engineer A Soil Classification is a Legislative requirement for Slabs and footing designs Building Sustainability Assessor An assessment of the design is required to ensure that it meets the requirements of the BCA (The Building Code of Australia). This assessment must be carried out by an appropriately qualified person, and evidence, whether a certificate or report, shown that the design meets the 'Performance Requirements' on a new house or a 'Deemed to Satisfy Provisions' on Alterations and Additions Working Drawings Working drawings will be finalised, consisting of: Site plan and specifications Existing and Proposed Floor Plans Proposed Elevations Proposed Sections and Details Added to the above documentation is the Structural and/or Surveyor Drawings, as well as any relevant documentation that may be required, produced by respective consultants, examples: Slab and Footing Layout and Details Bracing plans and Schedules Tie Down Schedule and details Survey Detail/Plan Energy Efficiency Elevations Bush Fire Report Council Submission (Private Certifier) Once all documentation has been obtained and finalised, it will be submitted to a Private Certifier for Building Approval.
