Planning Permit drawings: Depending on individual councils, ‘Planning Permit’ drawings usually consist of: site plan, floor plans and elevations and must comply with various regulations including R-Codes. The level of information required on these drawings is limited but it is important to get them correct, as any changes at a later stage are likely to require ‘Planning Amendments’ and will result in additional charges from the council. Building Permit drawings: ‘Building Permit’ drawings require a higher level of information and must show compliance with various regulations including ‘Australian Standards’ and the ‘National Construction Code’. Approved drawings give permission to build the project, however are not necessarily sufficient for construction purposes. At this stage you will generally require an ‘Energy Rating Report’ and ‘Structural Engineer’s Drawings’, a process which I can aid you with. Working / Construction drawings: Working drawings must have sufficient information for a builder to build your home or addition. Structural engineering and architectural design need to be coordinated. In addition to the drawings already produced, a full set of working drawings will typically include various sections and details aiding the construction process. 3D Renders and Walkthroughs: Photorealistic render images and home walkthroughs help you visualize your home and aid in the design process. Because I use 3D modeling software to produce my drawings I can also output photorealistic images and walkthroughs with only a small amount of additional work.
