The practice has extensive experience in residential, institutional and educational design both in Australia and Vietnam. The focus of the practice is on innovation via design. Research and development on sustainability is provided within the practice, and we have in-house energy rating certification. The practice is led by architects Norman Day and Kirsten Day. NDA is an A+ practice member of the Australian Institute of Architects. Service Initial consultation: We provide an initial consultation free of charge to discuss your project. From this meeting we will be able to provide a fee for your project. Scope of works: We provide a traditional architectural service as outlined below. We use procedure as outlined by the Australian Institute of Architects (AIA). We use the AIA Client Architect Agreement. PHASE 1 Pre Design Prior to design we ensure that we obtain from you and discuss your brief. We arrange, attend and record meetings. At this stage, any specialist consultants will be identified. Recommendations will be made and quotes for their services will be obtained. We inspect the site and assess site conditions and any constraints. We make initial inquiries with relevant authorities and identify the regulatory requirements for your project. We undertake/organise a measured survey of existing conditions and prepare the existing conditions drawings. At this stage we review the budget and program and obtain client approval to proceed to schematic design. Schematic Design During this stage we prepare sketches, diagrams and 3D models to explain the concepts. We arrange and conduct meetings with you to review options and determine the way forward. We prepare preliminary furniture and equipment layouts. Once we have agreement we obtain client approval to proceed to design development. Design Development During this stage the approved schematic design is documented in further detail in consultation with work provided by the specialist consultants. At this stage we provide a schedule of proposed finishes and review these in line with the budget. We coordinate and supervise an updated estimate of the Cost of Works. Depending on the scale of the project this can be undertaken by a qualified Quantity Surveyor. We arrange and conduct meetings with the client and all consultants. At the end of this stage, client approval is obtained to proceed to planning or to construction documentation (depending on the project requirements) PHASE 2 Contract Documentation Preparation of documentation Select all finishes and prepare finishes schedules Select all equipment and prepare equipment schedules Prepare joinery details Prepare written specifications Prepare finishes and equipment schedules Arrange and conduct meetings to present and finalise the scheme coordinate and integrate the work to sub consultants with architectural documentation as required. PHASE 3 Contract Administration Tendering and Negotiation Assist in the selection of tenderers / builder negotiation Assemble tender documents - invite tenderers Respond to queries during the tendering period / issue addenda as required Interpret and clarify ambiguities in documents Close tendered and report on tenders received Negotiate with tenderers if required. Prepare tender recommendations and issue the letter of acceptance Construction Prepare contract documents for signing Undertake site inspections, check work in progress regarding design quality, material selection, workmanship and performance against the contract documents and conditions Respond to requests for information and clarification Provide supplementary details and information Provide instruction to clarify the contract documents where required. Arrange and attend site meetings, prepare and distribute minutes of site meetings. coordinate site inspections by sub consultants. Assess progress claims Assess variations and obtain client approvals. Assess extension of time claims and provide notices to the contractor, Maintain records of contractual matters including financial statues of the contract. Provide regular reports to the client. Prepare lists of incomplete work or defects to completion. Coordinate certification from sub consultants and others as require for final building approval. Post construction Prepare schedules of defects for rectification by the contractor. Asses final contract price and certify final contract payments. Sustainability: Sustainability is no longer and option. We believe that if we are not designing with a sustainable outcome in mind - we are not designing. We have in-house energy rating to ensure that all design decisions not only have an energy efficient outcome that is compliant with current regulations, but also addresses issues critical to planning specific scorecards such as SDAPP and STEPS. Programs: Depending on the size and complexity of your project we use 3D documentation programs such as SketchUp and ArchiCAD. In house energy rating is documented in First Rate 5.
