About Us Priority Property Inspections is owned and operated by husband and wife team Peter and Diana Short. We are based at Avoca Beach on the NSW Central Coast and service the entire Central Coast region. Peter is a fully licensed builder with a Clerk of Works Certificate. He has worked in the building construction industry for over 33 years. Peter has a wealth of experience and knowledge in domestic building construction and over 12 years in the building inspection business. All building inspections are personally carried out by Peter. Diana is a fully qualified secretary with 30 years experience in manufacturing, the legal industry and real estate. She has also been the bookwork backbone of Peter’s building construction and inspection businesses for the past 25 years. Together they run a streamlined, efficient building inspection business that you can truly trust and rely on. Reports Building Inspections: Whether buying your first home, a successive home or an investment property, it is essential that you know the real condition of the property so as to avoid those unexpected repairs and costs that you weren't budgeting on. An inspection through Priority Property Inspections will identify the defects, where the defects are located and recommend what needs to be done in relation to repair or rectification work. The reports also have other invaluable tips and information to alert you to possible future problems or concerns. If you are selling your home, a pre-sale inspection can be beneficial in regard to identifying any unknown defects before the property is put on the market - giving you the opportunity to rectify the defects and allowing you to achieve a premium price for your property at the negotiation stage. Our reports are easy to read and we endeavour to keep building jargon to a minimum and/or to explain terms where needed. Peter is available to discuss or generally run through the inspection with you most afternoons via telephone. These calls can be invaluable in helping you fully understand the report and have things explained in layman's terms. All inspections and reports are personally carried out by Peter and are fully compliant with Australian Standards. Home Owner Warranty Defects Report: (For Owner Builders Insurance) If you have carried out building work as an owner builder and are selling your property within six years of completion, you will require a Defects Report to enable you to gain Home Owner Warranty (HOW) Insurance. Works may include new homes, garages, additions, decks, pergolas and pools. Priority Property Inspections is accredited to carry out these inspections. Commonly owners tend to leave the insurance and inspections till the last minute and as such we endeavour to carry out these inspections as a matter of urgency. Pest Inspections A pre-purchase pest inspection is absolutely essential when considering the purchase of a property. Termites can cause devastating damage to buildings resulting in massive repair costs. Timber pests can be very difficult to detect - that is why when it comes to termite inspections, highly experienced and thorough inspectors are a must. We believe in horses for courses. That is why we carry out the building inspections and leave the pest inspections to highly trained and experienced pest technicians. When you order a pest inspection through us, we use one of two Timber Pest Inspection technicians. We have had a long professional association with both inspectors and have total confidence in their reports. Both technicians, as we are, are happy to discuss the report and explain anything that’s required. Upon requesting a pest inspection we will contact and organise one of the technicians to carry out the pest inspection. The respective company will contact you direct regarding payment.
