SERVICES Pre Purchase Inspections It is vital to have a clear understanding of a property’s structural and overall condition prior to purchase. BUILDING INTERIOR We diligently check and assess all doors, frames, windows, floors, walls, ceilings, latches, catches, hinges and handles. We will assess all wet areas including taps, wastes, baths, showers, basins, vanity`s, splashbacks, toilets, screens and curtains. All cupboards, robes, linen, shelving, benchtops, tiles, stairs, handrails and skylights. We will also inspect under floors and in the roof space provided safe and sufficient access is available BUILDING EXTERIOR We inspect roofing, gutters, flashings downpipes, decks, verandahs, handrails, steps and ramps. We also check and assess cladding, mouldings, fascias, barges and eaves. Site drainage, driveways, paths, garages, carports, garden sheds, workshops. Fences and gates are also assessed. All property inspections are carried out in confidence. A soft copy of the report will be emailed shortly after the inspection. Tax Depreciation Schedules A Tax Depreciation Schedule is a document prepared by ATO Compliant Quantity Surveyors, that outlines the depreciation allowances that property investors are entitled to. The schedule will enable your Accountant to maximise any tax benefits accordingly. Please seek tax advice from your accountant. There are two possible types of depreciable deduction – capital works and plant and equipment. Capital works refer to structural improvements made to a property, while plant and equipment allowances are applied to items such as carpet, air conditioning, hot water units and curtains. Slab/frame – We check the plumb of the frame; the level of the floor; and look for the correct installation of roof trusses and bracing. Lock up – We check for correctness of fitting and fixing of the roofing; external cladding; external doors and windows. We look for the correct bearing and proper placement of all constructional elements. Practical completion – `The finished product!` We will be looking for any small defects, incomplete works, proper cleaning off, paintwork, roofline; glazing; and correct installation of plumbing. At practical completion, we provide a check list of defects for your builder. Handover – This is a return visit to ensure that items on the check list have been suitably rectified.
