Staged & Final Construction Inspections Property Protect provides a thorough staged and final inspection service for new construction projects. This inspection process ensures that your new home is being built with sound methods, solid materials and the appropriate level of competence. Damian Swart holds a current builders license and has over 25 years’ experience in the building industry as a contractor, he knows what to look for on a construction site. When To Inspect For a new property we would advise that a building inspection be carried out at the following stages of construction: Stage 1: After the roof and wall frame is erected. Stage 2: Prior to internal linings being installed after brick walls erected and roof cladding installed. Stage 3: Immediately after the installation of the wet area waterproofing (ie prior to tiling). Stage 4: Final Inspection at handover. Pre-Purchase Home & Commercial Building Inspections When buying a home or commercial building you need to rely on a fully qualified professional who will give you sound, objective advice and peace of mind - information you need to assist you in making an informed decision about your purchase. Property Protect offers a Standard and Premium inspection report, both of which comply with the Australian Standard 4349.1 for building inspections. We thoroughly inspect your potential property against a commercial inspection software checklist for issues including construction flaws, roof condition, electrical, plumbing, damp, moisture, drainage and asbestos. Finalised inspection reports are emailed, faxed or posted to you within 48 hours following the inspection. We will also contact you by phone to provide a verbal report of any important findings that we feel you should be urgently aware of. Home & Commercial Building Defect Consulting Although Property Protect mainly carries out construction and pre purchase building inspections we also offer a diverse range of additional services including specialist building defect inspection, consulting and expert solutions. Damian Swart's extensive construction industry background and tertiary qualifications ensure that any report and advice will address both practical and theoretical solutions to the problem at hand. Building defect inspections can be carried out for the property owner or a third party (insurance companies). A written report is provided within 48 hours of the inspection and we will also contact you by phone to provide a verbal report of any findings. Building Dilapidation Reports A dilapidation report is a report detailing the condition of a building or site as at a specific date and time. This report is essential for property owners concerned about the effects of nearby construction on their property. This report is a record of the condition of a property in the event of a legal dispute. The report may be commissioned as part of a council requirement prior to an adjacent development going ahead or it may be commissioned by a concerned property owner prior to construction works on an adjacent site. We record all defects noted at the time of inspection in the property including photos. Then, either during or after the nearby construction has finished, wecome back to the property and check for damage. Building Maintenance Surveys Property Protect can also carry out building maintenance surveys covering the following areas: Facade investigations including site surveys and recommended repair specifications: this includes a laboratory analysis of the chloride and carbonation levels in the concrete. Structural concrete assessment with site survey and recommended repair specifications: this includes a laboratory analysis of the chloride and carbonation levels in the concrete. Building material failure analysis including laboratory work for example, waterproof membrane failures, coatings failures etc. Contact us today for a no obligation free quote.
No state or commonwealth licence has been tied to this business in our public sources. This is common for unlicensed trades or for businesses that have not yet been resolved against a jurisdictional register.
Public records are uneven by nature. Stronger records make operating claims easier to inspect. Thin records make the gaps obvious. Evidence beats explanation.
See methodology for how the index resolves duplicates, tiers evidence, and decides what to publish.
