TJS Constructions (QLD) Pty Ltd T/AS TJS Building Group is a family business based from our head office in Toowoomba. Terry Schefe, a registered builder, employs on average 20 main stream staff as well as many sub-trades to specialise in residential, industrial and commercial and industrial construction. Terry has been designing, building and renovating residential, industrial and commercial properties for more than 25 years. TJS Building Group provide fixed price contracts and are licensed to carry out most types of construction activity in South-East Queensland and Northern New South Wales. It is this depth and knowledge that sets us apart from other builders. Kit Homes TJS Building Group have recently acquired all the intellectual property of both Steelbuilt Kit Homes Australia Wide and Stylebuilt Homes. It is their hope that by ensuring smoother and more efficient service, both to customers and agents of the business, these companies can be restored to their previous success. While TJS Building Group will continue to build residential and commercial properties, they will now be incorporating Steelbuilt and Stylebuilt Homes into their portfolio. Guide to Building Process Set out below is an outline of standard TJS Building Group procedure to the lead up to construction of a new residence. Initial Requirements: Firstly a Soil Test and Permability Test (if required for On-site Sewerage) needs to be organised in conjunction with Contour Survey. This can be arranged by ourselves (no obligation to build with TJS Building Group) or yourselves using a certified professional company. Assistance with the Design of your home is then of paramount importance. This should reflect your thoughts on your home requirements and documented accurately. We are then able to engage an Engineer to design footings and concrete slabs specific to your plan, soil test and your building site. Once you wish to proceed, we request a Preliminary Deposit of $3,300 (incl GST). These monies cover the following: Draft Floor Plan and Elevations Site Contour Specifications Soil Test (if by builder) With these results and documents, we are then able to calculate the cost of your home incorporating costs associated with cut and fill, soil test etc. Having obtained these costs up front limits the possibility of unnecessary variations during the building period and peace of mind. Your home price, once calculated, is valid for 14 days allowing time for you to fully check over the draft plans and inclusions. Obtaining Finance: A few key points to remember when serching for a lender include: Shop around and get three quotes Consider total / long term package Check flexibility and penalties Work out which product suits your needs For advice on Mortgages and other money matters, contact finacial advisors, lenders or visit finance websites. Points to remember regarding home finance: Don't over commit Allow for changing circumstances First home owner grant Building Boost (QLD) Contract Stage: We are now entering into contract stage. All the necessary contract documents are drawn up for you to sign. These Documents include: Draft Floor Plans and Elevations Soil Test Engineer Design Footings and Concrete Slab Energy Assesment (6 star) Specifications and Inclusions Queensland Master Builder Association (QMBA) Building Contract A 5% deposit less $3,300 is required at the signing of these documents. If contract is subject to finance, documents will be forwarded to the financier for their attention. Following receipt of signed documents and deposit, we will obtain full set of working drawings, council approvals, pay BSA Insurance Premium and take care of Work Place Health and Safety Requirements. If a loan is involved, the financier may require council approved plans prior to finalising your loan. However it is important to understand that either yourselves or the financier must first make the 5% deposit available to the builder so that these documents can be produced, or make alternative arrangemets to suit both parties.
